The flow runs top to bottom. Delays wait between actions: minutes, hours, or days. The first actions go out when you assign the campaign, and anything that comes due outside 8 AM to 8 PM waits for the morning window. An action can send a text, an email, create a task for you, or any mix. Write {firstName} or {name} in a message or task and it fills in with the person's name. Your work saves as a draft automatically while you build, so clicking away never loses it.

Setting an anticipated date places this loan on the Closing Calendar. Entering an actual close date marks it closed & funded — and moves it to Funded.
This system gives every past client a yearly review of their mortgage: where their rate sits against today's market, how much equity they have built, and whether refinancing, a HELOC, or staying put is the right move, with the outreach to book the review handled for you.
The build is next up, and this screen is where it will live. Until then there is nothing to run here. You can turn the Annual Mortgage Review system off any time under Settings → LO Systems.
The buyer game plan meeting, handled end to end. When a Pre-Purchase Consultation is booked, or a PPC appointment lands on your calendar, the buyer's game plan deck is built for you from the master deck: the client's name and meeting date on the title slide, and their buyer's agent worked into the deck when there is one.
About 30 minutes before the meeting you also get a one page cheat sheet by email, built from the client's file: the loan workup, the scenario that works, the pinch points, and the decision to land. You can turn the Pre-Purchase Consultation system off any time under Settings → LO Systems.
Every closed loan deserves a proper finish. This system gives each closing a review: the file checked end to end, the client and the partners thanked, a review asked for at the right moment, and the borrower set up for their first Annual Mortgage Review.
This is where each closing will land as a review to work through, so nothing falls through after the loan funds. You can turn the Closing Review system off any time under Settings → LO Systems.

Broker Marketplace (BMP) is an outside platform, and pieces of Control Freak lean on it in more places than it looks like at first glance. This page is the full inventory: what each connection does, how it reaches BMP, where the data lands in the app, and what moving that piece off BMP would take. Statuses: Live means it is running today, Browser based means it works through a signed in BMP session instead of the API, Pending means BMP has promised it but it is not wired yet.
What it does: powers the MBS strip on the Market Update screen, the row of 30 year UMBS coupons (5.0 through 7.0) with live bids and the day's change, including the orange highlight on the current coupon that rates are pricing off.
How it connects: a sync job calls BMP's /api/mbs-data/latest endpoint every 5 minutes on weekday market hours and stores the snapshot in the app database (mbs_data). The app itself never talks to BMP directly.
Moving off BMP: the easy one. Any live MBS pricing feed can write the same snapshot shape into the same table and the strip never changes. The work is finding and paying for a replacement feed, not rebuilding the screen.
What it does: the Market Commentary card on Market Update, BMP's end of day written analysis of the rate market, rendered natively in the app (their call to action block is stripped out before it is stored).
How it connects: a sync job pulls /api/newsletters/latest?type=commentary on weekday evenings after the issue files (around 6 PM) into the bmp_commentary table.
Moving off BMP: this is BMP's own writing, so there is no feed to swap. Replacing it means writing the commentary ourselves (the Daily Brief already produces a Today's News and Yesterday's Recap section every morning) or licensing another commentary source.
What it does: keeps the Market Report pill on every realtor partner honest, whether that agent is receiving the monthly Market Report newsletter or is on the do not contact list. The 14 realtor partners in the CRM today originally came from this list.
How it connects: there is no API for it. Once a month, on the 9th before the newsletter goes out on the 10th, a signed in BMP session reads Newsletters → Market Report → the Realtor DNC modal, and the checked names are matched to partner records in the app.
Moving off BMP: the list itself lives in BMP. Moving means exporting the recipient list once, bringing the newsletter in house (or to another sender), and treating the export as the new source of truth.
What it does: the BMP Enrolled pill on the Partners screen. It is a read only fact mirrored from BMP: whether that realtor is a Broker Marketplace partner. Preferred, by contrast, is our own flag and has nothing to do with BMP.
How it connects: set when partner records are created or synced from BMP lists (the Market Report pull above, and the Open House campaign below).
Moving off BMP: nothing to rebuild. The flag simply stops meaning anything once enrollment in BMP ends; it can be retired from the screen in the same cleanup pass.
What it does: the biggest one. The weekly open house campaign runs on BMP's Open House Genie: listing discovery starts there (cross checked against Realtor.com and Zillow), every featured home gets a co branded Genie sign in page, sign ins and tour requests come back as leads, and the agent kits link to those pages. The Open House screen in the app mirrors the campaign, including the BMP Partner stage in its pipeline counts, and new partner invites go out through BMP's Invite Realtor wizard (the app queues those invites; the send step is the one piece of this flow that has not been exercised end to end yet).
How it connects: mostly the BMP website itself, plus the Genie leads export feeding the app's oh_leads table. Campaign jobs keep the app in sync at each step (discovery, invites, kits, Monday reports).
Moving off BMP: a project, not a swap. It needs its own listing discovery source, replacement landing pages with sign in capture (the By Owner Boost site proves we can build those), a lead import path, and a new way to invite partner agents. Tackle it last, one stage of the pipeline at a time.
What it would do: BMP's own Market Pulse screen carries live intraday desk updates and an economic reports calendar. We asked BMP to expose both through the API; they delivered the end of day commentary endpoint (item 2) and said a key authenticated endpoint for the live desk feed is coming.
How it connects: not wired. The data route BMP's page uses is session only and refuses API keys, and the decision was made to wait for the proper API rather than scrape a signed in session.
Moving off BMP: nothing to move. Listed here so the open request is not forgotten if the migration starts before BMP ships the endpoint.
What it is: one API key for the whole connection, created inside BMP under Zapier/API → API Keys & Connectors, stored in the secure connector vault (never in the app or in chat). The two sync jobs in items 1 and 2 use it. BMP's firewall requires requests to carry the app user agent header their support specified, and the API allows one request per 5 seconds per account.
Moving off BMP: when the last item above is migrated, revoke the key in BMP and delete the connector. That is the final step of the whole migration, not the first.
